The questions I hear most often about buying and selling in Kosciusko County — with honest answers.
More than 100 named lakes, seven of them with free public beaches — including Winona, Center, Pike, Tippecanoe, the Barbee Chain, Chapman and Wawasee, Indiana’s largest natural lake at about 3,000 acres.
The Lilly Center at Grace College sampled 16 county lakes in 2025 and publishes annual ‘Beneath the Surface’ reports at lakes.grace.edu. The Watershed Foundation and lake associations add watershed protection.
Lake Tippecanoe — ‘Tippy’ — the deepest natural lake in Kosciusko County and in all of Indiana at 123 feet, with premium real estate and iconic amenities.
Usually weed treatment, buoys and signage, safety, advocacy and events. Fees vary widely — request the budget, dues schedule and minutes during due diligence.
All-sport lakes allow motor sports at speed; smaller lakes hold a 10 mph limit — quieter, but no towed water sports. All-sport water usually carries a price premium.
Waterfront means your lot abuts the lake — walk out to the water. Deeded access is a recorded right to a shared point. Waterfront commands a significant premium; always verify access in writing.
Indiana law caps speed at 10 mph between sunset and sunrise on public waters, and individual lakes may be stricter. Since July 1, 2026, wake surfing is also banned after sunset statewide and on lakes of 299 acres or less.
It depends on FEMA flood-zone status; federally backed loans require it inside a 100-year floodplain. Even when optional, it is worth considering for low-elevation lots.
